ŽUSTERNA 3 – Comfort, views, and Mediterranean charm

Architectural design

The settlement is structured in three terraced rows that harmoniously adapt to the natural slope of Markov Hill. This design creates a system of terraces and different levels connected by stairways and paths, preserving the traditional Mediterranean ambience.

A traffic-free neighborhood
All traffic in the Žusterna 3 neighborhood is organized in three separate underground garages, which are connected to three rows of buildings. The garages are accessed via an access road on the eastern side of the development. This solution allows the ground floor of the settlement to be entirely dedicated to private gardens and pedestrian areas. This creates a peaceful Mediterranean atmosphere in the settlement, which is emphasized by micro-environments and traditional vegetation with its distinctive colors and scents.

Typology of apartments
The settlement will offer three types of apartments and terraced houses, designed with the different lifestyles and needs of future residents in mind:


Type A – One-room apartments and studios
Type A apartments will be located in the lower row, in buildings Block A and Block B.
•    Interior area: approximately 54–57 m² (studios) or 60–74 m² (one-bedroom apartments)
•    Each unit will have a spacious terrace and storage room
•    Designed for individuals or couples who value functionality, light, and contact with the outdoors


Type B – Two-story (duplex) three-bedroom apartments
Type B apartments will be two-story (ground floor + first floor), ideal for families who want more space and privacy:
•    Interior area: approximately 100–127 m²
•    Two terraces: size from 20–30 m²
•    Atrium: area from 20–55 m²
•    The two-story design allows for the separation of living functions, maximum use of space, and connection to the outdoor environment


Type C – Three-story (triplex) four-room apartments
Type C apartments will be three-story (ground floor + 1 + 2), suitable for multi-generational living or a combination of home and work:
•    Interior area: approximately 153–168 m²
•    Two terraces: size 45–52 m²
•    Atrium: area 9–42 m²
•    Possibility of a separate unit on the ground floor for independent living or office purposes
