We are offering for rent a bright office space, located in a business house in lower Šiška, close to the city centre. The space is located in the attic of the office building on the 2nd floor.
Area
The office space consists of 38 m2. Shared kitchen and toilet facilities available.
There is a toilet on each floor, with separate male and female toilets on the ground floor. In addition, there is a tea kitchen on the ground floor and on the second floor /mansardi, which is available to all tenants.
The office is heated by IR panels. Each tenant pays monthly charges for electricity, water, rubbish collection, management, PH cleaning, security on the basis of a cost breakdown sheet. Heating is charged according to the rented area of the premises, other costs according to the number of persons using the rented premises. Costs are 3-4 EUR/m2 in winter and 2-3 EUR/m2 in summer. Building land use tax is paid by the tenant/user directly to the FURS in accordance with the law.
Parking
Parking is available in front of the house or in the immediate surroundings of the office building.
Location
The office space is located in a business house in lower Šiška. The house was built in 1896, partially renovated. Paid parking spaces are always available in front of PH (0.60 eur per hour from 8 am -7 pm).
The office is open from 5 - 23-00 hours. Customers contact the tenant via the intercom. At night, the building is protected by an alarm system and access to the premises is also possible with an assigned personal code. In addition, the business house has a security contract with Sintal.
Additionally
The rental price for the office space is EUR 335 + VAT + expenses.
The lease is conditional upon the payment of a one-month security deposit of EUR 335, which will be returned to the tenant without interest upon termination of the contract and repayment of all obligations.
Rental condition
Rental for a minimum period of 12 months. Landlord's condition for concluding the transaction: deposit or security deposit of one month's rent. The tenant shall pay part of the cost of drawing up the rental agreement, which includes the following actions by the agent: execution of the handover of the property and drawing up of the minutes, participation in the transcription of the subscription fees, preparation and storage of the images, i.e. the tenant shall pay EUR 335 + 22 % VAT on the advertised rent.
