We are looking for a tenant or tenants for new commercial buildings—warehouses with offices—that will be located in Dekani and available for long-term lease.

The complex, situated on a 4,431 m² plot, will consist of three commercial buildings:

• Building A will feature two floors, measuring 23 x 40 m, with a ground floor (warehouse) of 920 m² and a first floor (office space) of 920 m², totaling 1,840 m² of usable space. The maneuvering area will measure 681 m².

• Building B can, upon request, be connected to Building A, as they will share a common wall. However, it can also function as a fully independent building. The dimensions will be 23 x 28 m, with a ground floor (warehouse) of 650 m² and a first floor (office space) of 650 m², totaling 1,300 m². The maneuvering area will measure 360 m².

• Building C will be a standalone building measuring 17 x 14 m. The ground floor will be partially open and suitable for covered parking, with 30 m² of closed space. The first floor will measure 230 m², totaling 260 m² of closed areas. The shared maneuvering area for Buildings B and C will measure 1,105 m².

The buildings will feature a modern design. The spaces will be unfurnished, with outdoor parking and truck-accessible infrastructure.

Location:
The property is located in Dekani, in a commercial zone with excellent logistics accessibility. It is just a few minutes' drive from the A1 Ljubljana–Koper motorway and the Port of Koper. The distance to Ljubljana is approximately 106 km, and to Trieste about 25 km.

Construction is planned to begin in 2025, and the building permit is currently being processed.

The monthly rent, excluding operating costs, amounts to 8 EUR/m².

• A security deposit equivalent to two months' rent is required.
• The tenant will cover part of the cost for drafting the lease agreement, which includes the following services provided by the real estate agent:
  • Execution of the property handover and preparation of the handover protocol,
  • Assistance with subscription transfers,
  • Preparation and storage of photographic documentation,
  • All services in accordance with the price list outlined in the general terms and conditions of the real estate agency.

At the advertised rent, the tenant's payment for these services amounts to 14,720 EUR plus 22% VAT.
